One part of the market is moving faster even with rates above 7%

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is not a small number. Yet one part of this market kept moving.

The Real Estate Data Aggregator counted 33 homes sold in ZIP 81224 in the three months ending August 31, 2026. That is up 32% from the same months in 2025. Homes also sold faster. The median days on market fell 13 days shorter than a year ago, landing at 26 days.

Supply tightened too. The Real Estate Data Aggregator showed 77 homes for sale in 81224, down 4.9% from a year ago. Months of supply fell to 7.2, which is 2.7 months less than the year before. More buyers, fewer choices.

Prices dipped a little, but sellers still got close to list

The median sale price in 81224 came in at $1,450,000, according to the Real Estate Data Aggregator. That is down 6.5% from a year ago. So prices gave a little ground. Still, sellers averaged 95.5% of their list price, up 0.4 points from last year. That means well-priced homes held their value.

How does 81224 compare with the rest of the market?

Not every ZIP code moved the same way. The Real Estate Data Aggregator counted 37 homes sold in 81230, but that was down 32.7% from a year ago. Days on market there rose 16 days longer, to 38 days. That is the opposite of what happened in 81224.

ZIP 81225 sat at 85 days on market and 17.5 months of supply, per the Real Estate Data Aggregator. That is a slower pace. ZIP 81235 sold only 6 homes in the period, also per the Real Estate Data Aggregator. Small sample sizes can swing the numbers in smaller ZIPs.

What the national picture adds

Nationally, the National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. Supply nationally hit 4.9 months, the highest in over ten years, also per the National Association of Realtors. So the local pickup in 81224 stands out against a softer national backdrop.

Realtor.com reported that active listings nationally rose 6.7% from a year ago as of October 8, 2026. More supply is coming to market everywhere. That makes pricing carefully even more important.

About 21% of U.S. home sellers dropped their asking price in the four weeks tracked by that same period, according to a senior economist's note cited in reporting. Price cuts are real. They are not just a local story.

What this means for you, plainly

If you own in 81224, homes priced right are still moving. The Real Estate Data Aggregator showed 23.6% of homes there went under contract within two weeks of listing. That is not every home, but it is nearly 1 in 4.

If you own in a slower ZIP, the data shows patience is needed. Months of supply in 81225 hit 17.5, per the Real Estate Data Aggregator. That means more competition and more time.
